When Watkins Carter Property Management in Boise Idaho opened their doors in early 2023, they had one goal: to be the biggest HOA management company in Idaho. To achieve that goal, they needed to do three things:

  1. Find a way to bring in leads quickly
  2. Differentiate themselves through excellent customer service
  3. Bring in referrals from happy HOAs

Challenge

Watkins Carter wants to be the biggest HOA management company in Idaho, with a 5-year benchmark of 200 HOAs in 5 years.

“We’ve always had high goals,” says Brady Watkins, founding partner of Watkins Carter. “We’ve always said we wanted to be big, but I think All Property Management is what propelled us to actually start to see those [goals] come through.”

The company officially launched in late summer 2023, but they spent the first few months building out processes. In November of that year, they were ready to bring in leads. There was just one problem: Nobody in Boise knew who they were.

“It was just hard to break through and actually start to get the leads because when you’re a brand new company, nobody’s heard of you,” recalls Watkins.

He and his partner, Carter Ballenger, looked at a number of lead gen options, including Google Ads. But none of them seemed to offer the kind of ROI they were looking for.

Approach

“Once we found All Property Management, that’s what really started to get us actual leads,” says Watkins.

Turning Leads into Conversions

Once the leads started coming in, they responded quickly with a proposal that highlights their tech stack and their services.

“We always call right away,” he says. “When we give proposals out to potential new HOA’s, we frequently talk about the services available on Buildium to boards and also to residents, and we’ve gotten good feedback from residents on just how easy Buildium is to use.”

Outcomes

In the eight months since they launched their lead gen strategy, Carter Watkins has brought on seven HOAs, with another three out for contract as of this writing. Of those 10, seven have come directly from All Property Management leads.

“So 70% of our growth has come from leads from All Property Management,” says Watkins. And estimates their conversion rate with All Property Management is close to 50%.

Now, Watkins Carter is entering the third phase of their strategy: organic growth. “We have satisfied HOAs, now, that are super happy with us that are now referring us to other HOA boards that they know,” says Watkins. “So we realized that even if a lead doesn’t directly come from APM, there’s a good chance that if you were to look at the tree up, it probably at one time did.”

“We have loved All Property Management,” says Watkins, “That was where our first referrals really came from.”
